Description

Grimes Arcade is a Grade II listed town-centre building on King Street in Wigan. Designed by local architect Richardson Thomas Johnson and built in 1871 for solicitor Richard Leigh, it was originally arranged as a shopping arcade with a bank and offices above. Historic England describes it as one of the earliest provincial shopping arcades and an early example of offices above an arcade. The building has a Free Venetian Gothic-style frontage with sandstone detailing, granite columns and historic ironwork. The listing also notes surviving historic joinery, plasterwork, ironwork and parts of the original arcade roof structure. The property is presented as a potential redevelopment project for investors, developers, operators or purchasers interested in a heritage building. Any proposed use or works would need to take account of its listed status.

WHOTS analysis

Our WHOTS verdict

An internal assessment of the opportunity to acquire, improve and create value.

36out of 100
Grade ELow opportunity

Confidence: LOW

Grimes Arcade is a rare, character-rich project: its Grade II listed Venetian Gothic frontage, historic detailing and multi-level layout offer a distinctive foundation for a heritage-led reuse. Inside, the visible arcade has standing water, debris and damaged finishes, so this is a heavy, complex undertaking rather than a cosmetic refresh; the roof and wider condition also need investigation, with listed-building constraints shaping what can be done.

The score is E (36/100), reflecting limited condition and economics evidence alongside average fundamentals and location. Floor area is missing, so value versus local £/sqf cannot yet be judged; the £300,000 asking price alone does not establish whether it is good value.

Key opportunities

  • Repair and reuse the historic arcade interior, retaining and showcasing its distinctive architectural character where feasible.
  • Explore how the multi-level arrangement around the arcade could support a suitable new use, subject to feasibility and listed-building consent.
  • Restore and make a feature of the prominent historic frontage, decorative sandstone detailing and surviving ironwork.

Key risks

  • Standing water, debris and damaged finishes in the arcade, with potential water ingress and the roof condition unconfirmed; investigate the source and extent before committing.
  • Stripped-back, water-affected arcade spaces and a heavy heritage-led rebuild programme — plan for substantial investigation, specialist work and a longer programme than a cosmetic refresh.
